good to see you. let me lay down for anybody that does not know, your bona fides, you are on the board of sunoco, the largest retailer of gas gasoline, restaurant tour, you own restaurants, sit on the board of b -- red lobster and you are a real estate developer across dallas and united states of america pe. what is happening with affordability? >> first gasoline prices, i'm chairman of sunoco, as he said, as prices are at $3, a bit below one year ago, was i biden was president usually brought gas prices down for the president,'s policies, almost one-third. that has put so much money into the u.s. consumers pocket. as far as restaurants go, we have seen prices since 2020 have grown up around 23-24 percent,

restaurants like you ones you owned expensive, and inflation is down, but we are still living with those prices that you inherited, essentially up through 2024. >> wages for employees also went up along with that. even though our cost of goods sold is flat this year, wages continue to grow, which is the reason prices stay elevator to. outlier, we have to get our beef herds under control, domeij and protein, other than that everything else is stable, we are encouraged. >> will: i have talked about this on the stroke, the three sectors of the american economy -- on this show -- the ones suffering from inflation, usually outpaces the major index is housing, health care and education. the examples with format, or aftyn behn is talk about is housing. how do we make housing point accessible?
